Create your zoning permit site plan in minutes
Look up property lines by address to load aerial imagery and a parcel outline, or upload a survey or plat map — then set setbacks and export a professional site plan PDF without CAD software.
Start from an address or upload a PDF/image. Uploaded map files and drawings never leave your device.
From map to site plan in four steps
No training required. If you can click and drag, you can create a permit-ready site plan.
Start with a map
Enter your address to load public aerial imagery and a parcel outline when GIS coverage is available, or upload a PDF/image of your survey, plat map, or plot plan. Uploaded files never leave your device.
Confirm the scale
Address starts set scale from the aerial georeference automatically. For uploaded maps, click two known points and enter the real-world distance between them.
Draw and annotate
Trace or refine your lot boundary, mark existing and proposed structures, add setback lines, dimensions, and a north arrow.
Export your site plan
Download a print-ready PDF or image with your annotations, title block, north arrow, and lot coverage calculation included.
Everything you need for a permit submission
Built specifically for homeowners and contractors preparing zoning and building permit applications.
Start from address
Enter your street address to load public aerial imagery with scale set automatically. A property-lines outline is placed from public GIS data when coverage is available — always verify against a survey.
Scale calibration
Click any two known points to set the scale. All measurements and calculations update automatically.
Lot boundary tracing
Draw your property boundary as a polygon. ZoneMapper calculates your total lot area automatically.
Setback configuration
Enter per-edge setback distances for your lot. Setback lines are drawn and labeled automatically.
Buildable envelope
Generate the maximum buildable area within your setbacks with one click — shown as a shaded overlay on your plan.
Lot coverage calculator
ZoneMapper adds up the footprints of your annotated structures and shows lot coverage as a percentage — with a pass/fail against your zoning maximum.
Full annotation toolkit
Polygons, lines, rectangles, dimensions, shape labels, and free-placement callout text. Style each element with custom colors, fill, line weight, and text size.
North arrow & title block
Add a north arrow at any rotation and a title block with address, applicant, preparer, date, and revision.
Multi-sheet export
Work across multiple sheets for complex projects. Export all sheets into a single multi-page PDF.
Completely private
All drawing and exporting runs in your browser. Map and drawing files are not uploaded to ZoneMapper servers. See our Privacy Policy for analytics and error reporting.
Built for permit applicants, not architects
You shouldn't need to hire a CAD operator just to submit a deck permit. ZoneMapper handles the most common permit drawing tasks simply and quickly.
Deck & patio permits
Show your proposed deck footprint relative to your lot boundary and setback lines.
Accessory structures
Sheds, garages, and ADUs often require a site plan showing placement, setbacks, and lot coverage.
Addition & renovation
Document existing structures and proposed additions with accurate measurements and annotations.
Fence & pool permits
Many municipalities require a site plan showing fence lines, pool location, and distance from property lines.
Variance applications
Illustrate setback encroachments and lot coverage calculations clearly for zoning board submissions.
Property lines & plat maps
Look up a property lines map from public parcel data by address when you need lot lines or a plat-style view for planning context — not a legal survey.
Contractor site plans
Quickly produce simple site plans for clients without expensive CAD software or drafting time.
Common questions
Is ZoneMapper really free?
Yes. ZoneMapper is free to use. If it saves you money on your permit process, consider buying us a coffee to help keep it running.
Will my permit office accept a ZoneMapper site plan?
ZoneMapper produces clean, labeled drawings similar to what a draftsperson would create. Most municipalities accept hand-drawn or digitally-produced site plans for residential permits. Requirements vary — always check with your local building department first.
Do I need to create an account?
No account, no sign-up, no email required. Open the app and start drawing immediately.
Is my data private?
Your map and drawing files are processed in your browser and are not uploaded to ZoneMapper servers. If you use the optional parcel address lookup, the address you type is sent to public geocoding and county GIS services. ZoneMapper uses Google Tag Manager for anonymous usage analytics, and Sentry for error reporting (including on-error session replay). See the Privacy Policy for details.
Do I need a plot map or survey to get started?
No. Enter your street address to load public aerial imagery with scale set automatically, and a parcel outline from public GIS data when coverage is available. Coverage varies by county and state — GIS parcel lines are approximate and not a survey; always verify against a survey when you have one. You can also upload a PDF or image of your survey, plat map, plot plan, tax map, or aerial photo.
What map or survey do I need?
A property survey or plot plan works best when you have one — it shows your property lines (often with bearings and distances), existing structures, and utilities like a well or septic system. If you do not have a survey, start from your address to load aerial imagery and a GIS parcel outline where available. Otherwise look in your closing or title documents, at the town building or planning department, from a licensed land surveyor, or via your tax assessor / county GIS site (tax maps are a free starting point). A tax map, aerial photo, or screenshot also works.
Can I just look up my property lines or a plat map?
Yes. Start from your address to place a property lines map from public parcel data where coverage is available, then view or export the lot lines for planning context. Public parcel data is approximate — not a legal survey — and coverage varies by location.
What file formats does ZoneMapper support?
You can start from a street address (no file needed) or upload PDF files and common image formats (PNG, JPG). Exports are available as PDF or JPEG.
What if my lot is irregular or has many sides?
ZoneMapper handles any polygon shape. Click to place as many lot boundary points as you need.
